applicants should have sufficient, verifiable income to comfortably support the monthly rent, a credit score of 650 or higher with no active delinquent accounts, and a satisfactory rental history, including being in good standing with a current or previous landlord and having no significant property damage beyond ordinary wear and tear. A verified conviction for a violent offense may also be considered when, based on its nature and circumstances, it presents a legitimate and substantial concern regarding the safety of people or property associated with the rental premises. Any criminal history information will be evaluated only as permitted by applicable federal, state, and local law. All applications will be reviewed using the same stated criteria and in accordance with applicable federal, state, and local fair-housing and landlord-tenant laws. Rental decisions will not be based on race, color, national origin, religion, sex, familial status, disability, sexual orientation, marital status, creed, status regarding receipt of public assistance, or any other characteristic protected by law.
